Equipment Breakdown Insurance
When boilers, HVAC systems, elevators, or electrical panels fail, equipment breakdown insurance covers the repair or replacement costs that standard property insurance excludes.
What It Covers
Equipment breakdown insurance, formerly known as boiler and machinery insurance, covers the sudden and accidental failure of mechanical, electrical, and pressure equipment in your apartment building. This includes boilers, HVAC systems, elevators, electrical panels and transformers, water heaters, fire suppression pumps, and building management systems.
Standard commercial property insurance typically excludes losses caused by internal equipment failure, such as a motor burnout, electrical arcing, or a pressure vessel rupture. Equipment breakdown insurance fills that gap. It covers the cost to repair or replace the damaged equipment, as well as property damage caused by the failure, such as water damage from a burst boiler or food spoilage in a common-area kitchen.
The coverage also extends to business income loss and extra expenses that result from the equipment failure. If a boiler breakdown in winter forces tenants to relocate while repairs are made, the policy can cover the lost rental income and the cost of temporary heating solutions.
Why Apartment Owners Need It
Apartment buildings depend on complex mechanical and electrical systems to function. HVAC systems keep units habitable, boilers provide heat and hot water, elevators move residents between floors, and electrical systems power everything. When any of these systems fail, the impact on tenants is immediate, and the repair costs can be substantial.
A commercial boiler replacement can cost $15,000 to $50,000 or more depending on the system size. A major HVAC compressor failure might run $10,000 to $30,000. Elevator repairs after a mechanical breakdown can exceed $25,000. These costs fall outside the scope of standard property insurance because the failure originates within the equipment itself rather than from an external peril.
Equipment breakdown insurance is particularly valuable for older apartment buildings where aging systems are more prone to failure. It also covers the cost of meeting updated building codes when replacing failed equipment, which can add significantly to the total repair cost.
