Garden-Style Apartment

A garden-style apartment is a low-rise residential building, typically two to three stories, situated in a campus-like setting with surface parking and outdoor access corridors.

Garden-style apartments are the most prevalent multifamily property type in the United States. They are characterized by low-rise construction, typically two to three stories, spread across landscaped grounds with surface parking lots, outdoor breezeways or stairwells, and shared amenities such as pools and playgrounds. Many garden-style communities consist of multiple buildings on a single parcel.

From an insurance perspective, garden-style properties present a unique risk profile shaped by their horizontal layout. The extensive roof area across multiple buildings creates significant hail and wind exposure. Ground-level entry points increase vulnerability to break-ins and vandalism. The spread of buildings across a larger footprint means more total exterior wall area exposed to weather and more walkways and parking areas where slip-and-fall incidents can occur.

Garden-style apartments are generally built with wood-frame or masonry construction, which is less expensive to build and insure than steel and concrete but more susceptible to fire damage. Older garden-style communities may have shared attic spaces between units that allow fire to spread rapidly, a risk factor that underwriters evaluate carefully.
