How does roof condition affect apartment building insurance?

Roof age and condition are primary underwriting factors. Roofs older than 15 to 20 years may face coverage restrictions including ACV-only valuation, reduced wind/hail limits, or exclusion of roof damage.

The roof is one of the most heavily scrutinized components in apartment insurance underwriting because roof-related claims (wind damage, hail damage, water infiltration) represent a disproportionate share of total property losses. Most insurers request the roof's age, type, condition, and most recent inspection report as part of the underwriting submission.

For roofs older than 15 to 20 years, insurers may impose significant coverage restrictions. Common modifications include actual cash value (ACV) coverage for the roof only (meaning depreciation is deducted from roof claims even if the rest of the building is covered at replacement cost), cosmetic damage exclusions for metal roofs (excluding dents that do not affect function), increased wind/hail deductibles specifically for roof claims, or outright exclusion of roof damage pending replacement.

The ISO Commercial Property policy does not contain a standard roof age limitation, but individual insurers apply these restrictions through proprietary endorsements. Some state regulators have addressed the practice. Florida Statute 627.7011 prohibits insurers from refusing to issue or renew coverage solely because the roof is more than 15 years old if an inspection confirms the roof has at least five years of remaining useful life.

Apartment owners can improve their roof-related insurance position by maintaining documented roof inspection reports (annual inspections by a licensed roofing contractor), performing preventive maintenance including resealing flashings and replacing deteriorated areas, installing hail-resistant roofing materials (UL 2218 Class 4 rated shingles or impact-resistant membrane systems), and budgeting for roof replacement before the roof reaches the age where insurers impose coverage restrictions. A proactive roof maintenance program can extend insurability and avoid the premium surcharges associated with aged roofing systems.
