What is a named storm deductible on apartment insurance?

A named storm deductible is a separate, higher deductible that applies to damage caused by hurricanes and other named storms, usually expressed as a percentage of the insured value.

A named storm deductible is a separate deductible provision in a commercial property policy that applies specifically to damage caused by hurricanes and other tropical storms that are assigned a name by the National Weather Service (under the World Meteorological Organization's storm naming conventions). This deductible is separate from and typically much higher than the standard all-other-perils deductible.

Named storm deductibles are expressed as a percentage of the total insured value, commonly ranging from 2% to 5%. For a building insured at $10,000,000, a 3% named storm deductible means the owner pays the first $300,000 of damage from a named storm. Compare this to a typical all-other-perils deductible of $10,000 to $25,000, and the financial impact is clear.

These deductibles are standard in coastal states and areas exposed to hurricane risk. The trigger for the named storm deductible (when it starts and stops applying) varies by policy and by state regulation. Some policies apply the named storm deductible only while a hurricane warning is in effect, while others may define a broader trigger window. Several states regulate hurricane and named storm deductible triggers by statute; for example, Florida Statute § 627.701(4) defines the allowable triggers and application windows for hurricane deductibles, and Texas Insurance Code § 2210.604 governs windstorm deductible requirements for TWIA-insured properties.

Apartment owners in hurricane-exposed areas should understand their named storm deductible and plan accordingly. Maintaining adequate reserves to cover the deductible is essential, as a major hurricane could trigger a substantial out-of-pocket expense before insurance coverage begins. Fannie Mae's Multifamily Selling and Servicing Guide (Part III, Chapter 6) limits the maximum allowable windstorm or named storm deductible on DUS loans, typically capping it at 5% of the insured value.
